BUILDING A BETTER EXPERIENCE

Thank you for considering Living Space Constructions.

In this section we would like to give you an insight into our business and how we can benefit you as a potential customer. It contains information about our trades, our services and provides evidence of our licensing and insurance.

The main reason why Living Space Constructions is different to other contractors you may be considering is that we employ our core trades as full time employees and try to reduce the number of sub-contractors required for each project. The trades we supply full time in-house include: Carpenters, Roofers, Painters, Plasterers, Electricians, Plumbers and Tilers. Living Space Constructions is a true one-stop shop for all your needs, no matter how small or big the job is and whether you need one or all of our trades. This provides three key benefits to you.

1. SAVE TIME AND HASSLE

You speak to one person
Whatever your need, it’s good to know you just need to contact one person:
• One person has complete responsibility for your job and you know who they are and how to contact them.
• One phone call gives you access to multiple trades.
• One phone call let’s you track the progress of your job.

We’re focused on clear communication
Breakdowns in communication between trades and clients are a common cause of mistakes, delays and budget blowouts. The painter thought the carpenter was going to complete a task and the carpenter thought the painter was going to do it...have you heard this story before? Because sub contractors work for different companies, there’s more likelihood that communication may breakdown.

At Living Space Constructions, there are no grey areas on who does what. We create a “Scope of Works” for your project which is a step by step list of tasks to be completed in specific stages. Anna, our Trade Co-ordinator ensures our trades are organised to turn up on time to your job and that their tasks are completed per the Scope of Works.

At Living Space Constructions, there’s no passing the buck from one trade to another because we are the next trade on the job. Our trades work together because we’re all part of the same company. We look after each other, trying to make the transition to the next task on the Scope of Works as easy as possible. As a team, we pride ourselves on our communication.

We manage your job end-to-end
As we are managing your job from start to finish, this means that you can get on with your life. Not only will you have a Supervisor on site but you will also have the support of Anna, our Trade Co-ordinator, and a and a Project Manager in our office to remove the headaches and the hassles of managing your job. The support provided by the office includes organising trades, equipment, appliances and materials on site so you don’t have to worry. Support from the office is not chargeable but part of our standard service – you only pay for our time onsite.

If you’ve ever been let down by multiple contractors engaged to do all the little jobs necessary to complete the one ‘bigger’ picture, try us at Living Space Constructions.

We’re responsive to your needs
You never know what can happen: you discover a roof leak, someone drives a car through your front fence, you have a burst pipe, your electricity fails. We attend to urgent requests to make a property safe, sourcing our in-house trades with one phone call, quick and easy.

In our business, it is important that we react quickly and get problems fixed. You don’t have to worry about organising another trade to fix the problem. Unlike other building companies, we have a bank of trades we can access quickly with one phone call. We’re available 24 hours a day, 7 days a week to respond to your call. You can call us after hours.

2. SAVE MONEY

We give you a fair price
Living Space Constructions takes on small and large jobs. The large volume of work we take on, regardless of the size of the job, optimises our labour force of in-house trades and spreads our overheads so we can pass on lower costs to our clients. We aim to improve efficiency in all areas of our business and your project. If you receive a lower quote for a comparable Scope of Works, we will try and beat it.

When you hire multiple trades to do a job, each trade will include a margin into their price. When you hire Living Space Constructions, because all our trades are in-house, we give you a fair price with a single margin.

3. YOU HAVE PEACE OF MIND

Our high quality of work is consistent
Our trades are all trained to our high standards and because we are all part of the same company, the quality of work we deliver will be consistent regardless of the trade used from one job to the next. All our staff are hand-picked and checked, so you can be guaranteed that they meet our high standards and continue to perform at optimal levels.

We conduct quality assurance checks on our projects to ensure that you are happy with our finished product. If, for some reason, you are unhappy, we deal with any issues in a timely and convenient manner.

Our safety and environmental guidelines are designed to identify hazards and create a safe environment for our staff, our customers and the public.

We are licensed and insured
Trades are licensed for very good reason. Not because the job is difficult, but because being a licensed company means that we are bound by professional standards and rules that keep us from making dangerous errors and taking shortcuts. Employing an unlicensed builder could cost you money or your safety with the cost of repairing any defective work likely to come out of your own pocket. Don’t take the chance.

Living Space Constructions are insured for public liability insurance and products liability insurance to the value of $20,000,000.

We are covered for workers compensation under the Work Compensation Act 1987.

Under the Home Building Act 1989, builders contracting for residential building work worth over more than $12,000 must take out Home Warranty Insurance. This gives you peace of mind that if your building work is defective or incomplete, you can lodge an insurance claim to complete or rectify work if the building company is no longer operating. Living Space Constructions holds a current Certificate of Currency for Home Warranty Insurance and a policy will be provided for all relevant projects.

Our staff are background-checked
For your peace of mind, our staff are uniformed, drive cars with company signage and have undergone police background checks. They are also certified to work with children, an important aspect for you to consider when we’re on your premises.

Thanks again for considering Living Space Constructions. We look forward to working with you.

Yours sincerely,
Luke Whittington and Shaun Hanley
Directors
